The furnishings and decor have been styled by reference to the era but also by aesthetic sympathy to the subsequent changes in fashion and technology.

Elegant Victorian House with 6 spacious tastefully decorated double rooms, 4 bathrooms, charming fully equipped kitchen with large dining table - good for entertaining. Huge garden with trees, mature schrubs and plenty of seating for dinners al fresco. Suitable for families, working/team bonding groups,golfers and film crews.
 
The space Unique period house with all modern facilities, hi speed wi-fi, film projector, TV, parking space available for short and longer term. Breakfast can be ordered for additional £15 per person.
 
Possibility to rent the whole house or separate rooms. The house is situated in a quiet residential road. Parking space in front of the house. Easy access to transport and shopping facilitis of central Liverpool, Tate Modern, theatres, bars and restaurants. The house is situated opposite of tranquil spaces of Newsham Park.
 
From the wrought-iron railings surrounding the front garden, to the farthest reach of the scopius rear garden, curtilage to curtilage, Victoriana is a stone motif of the era which spawned her construction.
 
The exterior is solid and protective while the interior boasts the influences of the period from the classical and the romantic to the eclectic. Step into the tiled vestibule and roam the hallway and any of the 6 bedrooms and 4 bathrooms with their high ceilings and generous spaces. Avail yourself of the modern and reliable facilities to make yourself feel entirely at home and in peace.
 
The furnishings and decor have been styled by reference to the era but also by aesthetic sympathy to the subsequent changes in fashion and technology.
 
The kitchen has been designed rustic charm while being fully equipped with modern and appliances. We have installed a digital projector in the ground floor rear bedroom so that this can be used as a mini-cinema and leisure room if you want to hire the whole house.
 
In the large rear garden you will find trees and mature shrubs. When we say large we mean it, so the space is wonderful for al fresco dining or simply relaxing having your tea under pergola. Ideal for large groups but suitable for guests who want privacy. It’s big enough to accommodate all - weather permitting of course.
 
This house is a smoking free space.
 
The house can be a good choice for work groups, bonding groups, golfing parties or film crews. And because we believe that we need to offer more than just a place to stay, we can also provide you with other services such as babysitting or a private chef to cater for your dinner parties.
 
It is available for short and long term rentals.

Policies

1. Your Booking
 
A. Upon making your booking (whether through our website or otherwise) you are required to pay the full Guest Fee in advance plus any cleaning fee and security deposit. Payment may be made by bank transfer to the bank account details of which we will supply to you upon confirmation of your booking. If payment is not received within 48 hours of your booking then we reserve the right to cancel your booking.
 
B. You understand and confirm that, upon booking and payment, we have made a Booking Contract  similar to that applicable to Bed & Breakfast accommodation and that your reservation in the Property or stay does not confer upon you any rights, licences, tenancy or any other legal right or privilige to remain in the Property beyond 11.00am on your check-out date.
 
C. Apart from the Guest or Guests (as defined above) you may not invite any other person to stay overnight in the Property without our express prior consent.
 
2. Check-Out
 
You understand and agree that the check-out time on the day of your departure is 11.00am local time. If you stay past the agreed upon checkout time  (“Overstay”), then you may only do so with our express consent otherwise we are entitled to make you leave in a manner consistent with applicable law. In addition, you agree to pay, if requested by us, for each twenty-four (24) hour period (or any portion thereof) that you Overstay, an additional nightly fee of up to two (2) times the average nightly Listing Fee originally paid by you to cover the inconvenience suffered by us.
 
3. Other Host Services
 
If you wish to avail yourself of other services that we offer ("Host Services") such as babysitting or professional chef for dinner parties then it is your responsibility to advise us in advance of any medical or physical conditions, or other circumstances that may impact upon the manner in which those services are provided. In the event that you wish to book any services that we may have to offer, you will be provided with a quote for the cost of the said service and the fee must be paid by you in advance of the provision of the service.
 
4. Local Laws
 
It is your responsibility to comply with any applicable laws, regulations and by-laws while staying in the Property except for any such laws, regulations or by-laws that relate to the Property itself.
 
5. Indemnity
 
You are required to treat the Property (and all applicances and furnishings and other things in the Property including all conduits, service mechanism and utilities) with care and respect. You agree to hold is fully and effectively indemnified for the cost of any damage of whatsoever nature that may be caused to the Property (and anything in or on the Property) by your recklessness, malice or negligence of you or any person invited into the Property by you.
 
6. Security Deposit
 
Upon booking, you will be asked to pay a Security Deposit. This Security Depsoit will be held by us against the cost of any damage caused to the Property (or anything in or on the Property) by you and the entirely of the Security Deposit will be utilised by us to cover or defray the cost of any repairs or replacement items. We confirm that we will conduct an inspection of the Property as soon as possible after your check-out and, provided, there is no damage as stated above, then the Security Deposit will be returned to you in full within 7 days after you check-out.
 
7. Cancellations/Refunds
 
A. In the unlikely event that we are forced to cancel your booking, your will receive a full refund of any monies that you have paid to us in respect of the booking.
 
B. In the event that you cancel or modify your booking, then any refund is entirely at our discretion and if any booking is cancelled or modified by you less than 7 days before your schedule arrival then you must expect no refund at all, except for any Security Deposit that you may have paid to us.
