Perched in the Boston Hills of New York overlooking a breathtaking view of Buffalo, this charming, 1850 farmhouse offers its guests a distinct experience with a touch of elegance. Choose from our four rooms or book the entire house for family stays or small events.

The Guest House has four bedrooms and can comfortably sleep up to 11 people. Rooms are rented out individually and includes a family-style breakfast.  Prices are based on double occupancy. There is a $30 charge for each additional adult and $25 for each child over 3 years old per night.

Master Suite

Our largest room, the Master Suite is perfect for guests that are looking for privacy. This suite features a bedroom with a queen size bed, L-shape chaise couch, a walk-in closet, and private deck. Adjoining the bedroom is a cozy library and access to the rear patio. The suite also includes a spacious private bathroom with an oversized jacuzzi tub, a shower with built-in seating, and his and her vanity sinks. The queen bed sleeps 2; cot available for additional guest or children. Located on the first floor.

 

King Room

This cozy lodge-like bedroom at the foot of the stairs features a king sized bed resting on a handmade wooden frame made out of polished tree branches. While resting in bed at night or waking up in the morning, guests can gaze out the large picture window at the magnificent view of the city. The roomy king bed sleeps 2 adults. Violet Room

This room has a unique charm; it’s like staying the night at grandmas. Although petite, it has all the amenities: a double bed, a dresser, a closet and a window that looks out over the back garden. It is located on the upper level with access to the stone bathroom - compete with a rain shower, hand wand, pebble flooring and a sky-filled ceiling. The bathroom is one to experience! Inspired from nature using elements of stone and wood, your morning routine will feel like an outdoor dream! Twin Room

Two twin beds adjacent to one another make this room great for children or friends. There’s also a closet, dresser and luxury futon for an extra guests. A row of windows brighten up the room and provide a stunning view of the city. It is located on the upper level with access to the shared stone bathroom - compete with a rain shower, hand wand, pebble flooring and a sky-filled ceiling. The bathroom is one to experience! Inspired from nature using elements of stone and wood, your morning routine will feel like an outdoor dream! The Cottage

The Cottage was the old caretaker's house, which has been renovated with a modern edge. It's located on the same property as the main farm house and has its own driveway. There are two bedrooms, each with queen beds. The large bathroom has a jacuzzi tub and separate shower. Sheets, towels and soap are provided. Porches on either side of the house make it an ideal summer spot. As the entire house is rented out, we want you to feel at home. Use of the laundry room and kitchen is a given. The kitchen is stocked with basics such as herbs, oils and condiments, as well as all the tools you'd need to cook a fabulous meal! Breakfast is not provided, however coffee, tea, juice and small snacks will be provided. Please contact us for special pricing on longer-stays.
