Our Villa has 6 large bedrooms and 5 bathrooms and offers approximately 3800 sq ft of modern accommodation.
Outside is a fully heated South West facing pool with built in Spa. Plenty of deck space including 5' behind the pool. We have an outside 42" TV, and various tables and chairs.
Inside the decoration is light, modern contemporary. There is full air conditioning with ceiling fans, superfast broadband, full TV package and all TV's are Smart or connected to the Frontier TV package. The main living areas have 65" TV's. The loft space has a Playstation 4. Plenty of USB sockets both built in and through USB charging hubs. The games room has air hockey, slate bed American pool table and dart board. We have a desk area in the chill out room and one in the loft.
The laundry room includes Whirlpool electric washer and dryer, electric iron, mop, vacuum cleaner and laundry chute for getting any washing from the upstairs, downstairs. Living The living room is open plan with plenty of sitting space on the U shaped couch. There is a 65" wall mounted TV, ceiling fan and coffee table. The TV is a smart TV and is connected to the Frontier Cable TV system.
Full WiFi is avialable across the whole house. Kitchen Fully appointed kitchen with dishwasher, electric hob, cooker and microwave. The washer and dryer are located in the laundry room, along with the ironing board etc. Counter tops are grantite and there is a large island with seating and plenty of electrical sockets. Dining Modern 8 seater dining room table as part of the open plan design Bedrooms 6 bedrooms, sleeps 14. We have 6 double bedrooms including 2 x Master Suites.
Master Suite 1 and 2 have King size double beds, Bedroom 3 and 4 have double beds, Bedroom 5 has 2 x double beds, Bedroom 6 has 2 x single beds.
All bedrooms have built in closets and wall mounted televisions. 1 of the master suites and bedroom 6 are located on the ground floor There is a bed settee in the downstairs office All rooms have wall mounted Smart TV's Bathrooms 5 bathrooms, 4 en-suites. Ensuite 1 has a large walk in shower and 2 sinks Bathroom 2, 3, 4 have double sinks and baths fitter with shower and shower screens Games Room Games room has a slate bed American Pool Table, Air Hockey and electronic Dart Board. Pool Easy access pool. Can be heated at an extras cost but not need in the summer months. Spa feeds into the pool and is on a timer. For safety reason there is a child fence to stop access to the pool. You can remove this completely or just leave a gateway. There is an alarm on the patio door. Outside Outside you will find a heated pool and spa overlooking the lake / conservsation area. There is plenty of space on the oversized deck to enjoy the sunshine on one of the many sun loungers. The Deck is South West facing.
Extra unbrellas are provided for those in need of shade. We have a sunbrite outside smart TV located under the covered part of the deck along with extra seating. The covered deck has 2 fans and lighting. Baby Equipment High chair and travel cot are available. Please request these at time of booking. Accessible The house is easily accessible for wheelchairs however there are no specific wheelchair facilities. Access to the deck is through a patio door which is wide enough for a wheelchair but there is a small step about 3" high to navigate. BOOKING TERMS AND CONDITIONS
Definitions:
“The Contract”: The Contract entered into by The Owners and The Guests when the Group Leader’s Booking Form is accepted by the Owners.
“The Owners”: Shaun Wilkinson and Amanda Wilkinson.
“The Guests”: The people or persons who wish to rent The Property.
“Group Leader” or “you” or “your”: The person who signs the contract and by doing so confirms that they have the authority to act on behalf of all The Guests.
“The Property”: Which is the house located at 2203 Crofton Avenue, Providence, Davenport, Florida FL33837.
“Booking Form”: The online or paper booking form completed by the Guests.
“Arrival Date”: The date upon which The Guests will arrive at The Property as set out in the Booking Form.
“Management Company”: The company that The Owners use to manage The Property.
TERMS & CONDITIONS OF CONTRACT
Headings to clauses are inserted for convenience only and shall not affect the construction or interpretation of these Terms and Conditions.
All information contained within the website, property marketing material or related correspondence was believed to be correct at the date of issue. However, it is possible that facilities or services may have been changed or are not available. The Guests agree that The Owners accept no responsibility for any such changes or unavailability.
1. The Contract
Completion of a Booking Form and payment of the deposit requested is the Group Leader’s request to make a short-term rental booking of the Property with The Owners. A binding contract is made when The Owners accept the Booking Form by sending the Group Leader confirmation of the booking.
These Terms and Conditions and the Booking Form detail the agreement between The Group Leader and The Owners in respect of The Group Leader’s holiday rental of The Property.
2. Bookings, Payment and Deposit
2.1 Subject always to availability and The Owner’s acceptance of the Booking Form, the booking is secured once the following have been received by The Owners:
a) A fully completed Booking Form signed by The Group Leader;
b) A signed copy of these Terms and Conditions; and
c) A cleared non-refundable 30% deposit (“the Deposit”).
2.2 As Group Leader, by signing the Terms and Conditions it is deemed that:
a) you have read and accepted these on behalf of all The Guests;
b) you warrant that you have legal authority to make the booking on behalf of all The Guests set out on the Booking Form; and
c) you will all abide by these Terms and Conditions.
2.3 The “Group Leader” must be over 25 years of age at the time of booking.
2.4 Upon receipt of the Deposit, an invoice and booking confirmation will be issued, subject to availability. The outstanding balance is payable 90 days before your Arrival Date. Should the outstanding balance not be paid 90 days before your Arrival Date, The Owners reserve the right to cancel the booking without penalty or any other recourse. Upon such cancellation The Owners will apply the cancellation charges detailed in condition 5 of these Terms and Conditions.
2.5 Full payment is required upon booking for any bookings made less than 90 days before the Arrival Date.
2.6 A damage deposit of $650 will be secured against your credit card 24 hours before arrival and will be refunded, minus any charges, subject to clause 11 within 7 days of departure.
3. Rental Rates and Other Charges
3.1 The Group Leader will be responsible for payment of the total rental price and other charges relating to The Property as set out on the Booking Form. Unless otherwise stated, the total rental price includes utilities, linen and towels.
3.2 The Owners reserve the right to amend the rental rates in the following circumstances:
a) Prior to a booking being confirmed in which case The Owners will let The Group Leader know and The Group Leader will be given the opportunity to withdraw their booking;
b) Where an error has been made on the Booking Form or in the offer of a booking in which case The Owners will let The Group Leader know and The Group Leader will be given the opportunity to withdraw their booking; and
c) Where sales, tourist or other tax rates have changed from the date of booking. 3.3 The Owner will endeavour to provide you with as much notice as possible should any of the above circumstances arise.
4. Booking Changes
4.1 Once the confirmation invoice has been issued The Owners are under no obligation to allow any changes to the booking, however The Owners will do what they can to accommodate any such requests. It is accepted by The Group Leader that agreement to any change will be at the sole discretion of The Owners.
4.2 If you need to change your booking requirement e.g. arrival or departure dates, The Group Leader must email the request at the earliest possible date to the email address contained on the booking confirmation. We cannot guarantee that we will be able to accommodate on the newly requested dates. If you have to cancel your booking due to lack of availability on the newly requested dates, conditions 5 will apply.
4.3 If you wish to make an amendment to The Guests (either by adding to or deleting guests) on the Booking Form, The Group Leader shall make such request by email to The Owners which The Owners will consider on the basis that should The Owners accept the additions then The Guests accept and will adhere to The Contract conditions.
4.4 The Owners reserve the right to charge a proportion of the cancellation fees if the number of nights booked is reduced or dates are changed, and such changes are accepted by The Owners.
4.5 In the event that a change can be accommodated, a revised Booking Form is required to be completed by The Group Leader. No changes to the booking will be deemed to have been accepted by The Owners until such a properly completed revised Booking Form is signed by The Group Leader and The Owners.
4.6 Alterations cannot be made to the name of The Group Leader without The Owners written consent.
4.7 An administration charge of £50 will be levied for any booking changes.
5. Cancellation of Your Holiday
5.1 Once the Booking Form has been completed and accepted by The Owners, and subject to the terms and conditions contained in The Contract, The Group Leader is liable for the costs as outlined in condition 5.2 below in the event of cancellation of the booking. Accordingly, The Owners strongly recommend that The Guests purchase insurance to cover any unforeseen circumstances that may require the cancellation of their booking.
5.2 Subject to clause 5.3, if a cancellation is made by The Group Leader in accordance with any of these Terms and Conditions or The Owners in accordance with condition 2.5, the following cancellation charges will apply:
a) more than 90 days before the Arrival Date, then the Deposit will be forfeit and shall be retained by The Owners but there shall be no further charges; and
b) less than 90 days before the Arrival Date, the full cost of the booking will be payable to The Owners.
5.3 In the event that clause 5.2 applies and The Owners are able to re-book The Property for the full duration of the cancelled Booking, the cancellation charges will be reduced by the rental price received in respect of the re-booking which relates to the period of The Group Leader's original Booking subject to a minimum cancellation fee of £ 200 to compensate The Owners for the additional cost and administrative expense incurred in advertising and processing the rebooking.
5.4 It is the responsibility of The Group Leader to ensure that the written notice of cancellation, sent by email, to the email address stated on the Booking Form, reaches The Owners at least 7 days, prior to the Arrival Date. The effective date of cancellation is the date that The Owners receive the written notice of cancellation.
5.5 The Owners shall be entitled to cancel the booking and retain the Deposit if the balance payable is not received 90 days prior to the Arrival Date.
5.6 The Owners, at their sole discretion may at any time alter, amend or cancel any of the accommodation. If in the event the accommodation cannot be provided for any reason The Owners undertake to endeavor to provide alternative accommodation or, failing this, provide a full refund of the rental paid in whole or part as appropriate. Should any of these circumstances arise, notice will be given to The Group Leader. Such notice will be deemed to have been served by the sending of an e-mail to The Group Leader at the email address stated on the Booking Form. The Guests and The Group Leader accept that no compensation or consequential loss of any kind is payable by The Owners to The Group Leader or any other of The Guests.
6. Occupancy
6.1 The maximum capacity for which The Property is licensed is fourteen (14) persons.
6.2 If any of The Guests are under twenty-five (25) years of age, they must be accompanied by parents or a responsible adult over the age of twenty-five (25) years of age.
6.3 The Owners reserve the right to refuse occupation at their sole discretion without entering into further correspondence on the subject.
6.4 Each of The Guests who stay overnight in The Property must, without exception, be listed on the Booking Form submitted at the time of Booking. This is a requirement of Florida State Law.
6.5 Any changes to the names on the Booking Form are subject to section 4. We reserve the right to evict from the property any unnamed person(s) without notice, refund or compensation.
6.6 Permission must be obtained in writing from The Owners or Management Company if persons not listed on the Booking Form are to visit The Property and use the facilities. At no time can any person other than The Guests listed on The Booking Form, stay overnight at The Property.
6.7 The Property cannot be shared or sub-let without the express consent of The Owners and only The Guests stipulated on the Booking Form are permitted to stay in the Property.
7. Access Arrangements
Details of access arrangements will be forwarded to the guests two weeks prior to their arrival date.
8. Arrival and Departure Times
8.1 Guests should arrive no earlier than 4 pm, (16.00), and must vacate the property by 10 am, (10.00). These times are not flexible and are strictly adhered to as this allows time for the property to be fully cleaned and prepared for the next visitors.
8.2 Should The Guests require an earlier check-in or a later check-out then The Guests must book an extra day on either side of their normal vacation dates. If The Guests have not Vacated The Property by 10 am (10:00) The Owners will charge a late check out fee of $ 200.
9. Providence Community Rules (Code of Conduct)
9.1 The Property is located in a residential community and The Guests are required to do nothing that interferes with the enjoyment of other holiday makers or residents of the community. A copy of the Code of Conduct is available at the Property and the Group Leader and the Guests acknowledge that they will read the Code of Conduct carefully and abide by its terms. Amongst other provisions, The Guests must adhere to the following provisions:
(a) The Guests must refrain from doing anything that is likely to inconvenience neighbours such as playing loud music in the pool area at any time of the day, excessive noise levels during the hours mentioned below and parking inconsiderately;
(b) There are strict local rules concerning noise especially between the hours of 10:30pm and 7:30am;
(c) Parties or other events or gatherings are not permitted in The Property;
(d) No vehicles may be parked on the road between the hours of 1.00 am and 6.00 am. Vehicles cannot be parked on grass areas, the sidewalk (pavement) or any empty lots. The Property has an extended double drive so can accommodate two large vehicles or three smaller vehicles. If The Guests have more vehicles, they can be parked in the golf club car park which is about 1 mile from The Property. The Guests will need to visit the Golf Club Shop to get a voucher to display in the vehicle and there is a cost per vehicle per night. The cost information is available from Golf Club Shop. There are signs around the community advising of these rules and anyone in breach of these, risks their vehicle being towed away. The release fee is around $125 and is the sole responsibility of the vehicle owner or hirer. No boats or trailers are to be parked at The Property;
(e) Florida State law prohibits nudity in public or on or near private premises if this can be seen by the public or from other private premises; and
(f) The maximum number of guests per home that can visit the communal swimming pools is 6.
9.2 If in the sole opinion of The Owners or The Management Company any of The Guests have breached or otherwise failed to adhere to the requirements of any part of this Clause, it will result in the immediate termination of the Booking and a forfeit of any rental paid.
9.3 In the event that any of The Guests behave in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents of the community, or any other third party, damage to ours or any other property, The Owners or The Management Company reserve the right at their sole discretion to terminate the booking and require all The Guests to vacate the property immediately and without further notice.
9.4 Should any of the circumstances in this condition arise then no refund, compensation or consequential loss will be paid to The Guests.
10. The Guests’ Obligations
10.1 All persons forming the party of The Guests whether or not they are stated on the booking form are responsible for the care of The Property and are expected to take reasonable care of it, turning off all unused items, and ensuring the pool screen doors, patio doors and all other external doors are kept closed at all times and The Property doors and windows are locked with the security alarm properly activated.
10.2 Failure to comply could result in the Group Leader and The Guests (jointly and/or severally) being held responsible for the cost of losses and damage incurred in the event of a burglary whilst the property is unoccupied.
10.3 At the end of the rental period all utensils, carpets, furnishings, walls, fixtures and fittings must be left in a clean and tidy condition.
10.4 Glass or crockery is not permitted within the pool area. Plastic glasses and crockery are provided for use in the pool area.
10.5 A pool fence is used at The Property and will be fitted and secured prior to your arrival.
10.6 Children must be supervised by responsible adults at all times when using the pool.
10.7 A free high speed Internet connection is provided for The Guests use. The Owners cannot guarantee that the service is available for use and cannot be held responsible for any failures or non-availability of internet access or communication lines, speed constraints or hardware or software failures. The Guests agree not to download or save any pornographic, offensive, obscene or illegal material. The Guests agree not to access the broadband, cable and other communications equipment and in the event of any problem The Guests should immediately report the problem to The Management Company.
10.8 A safe is provided for the use of The Guests. The Guests understand that no responsibility is accepted by The Owners over any loss or damage to The Guests property, monies, documents, valuables or any other items howsoever caused or for any delay or consequential loss that results. The safe is operated by a lock combination. In the event of The Management Company needing to be called out to regain entry to the safe a call-out fee will apply.
10.9 The air conditioning system in this home is designed to work within the temperature range of 72 to 78 degrees Fahrenheit. If the setting is changed by The Guests to below this lower temperature the system could freeze up and stop working. Damage is likely to result from this and The Guests will be held responsible for all related call-out and repair charges. If The Property doors are left open while the air conditioning is on this can also damage the system and The Guests will be liable for any such damage and resulting repair costs. If in any doubt about the operation of the air conditioning system, The Guests should contact The Management Company.
10.10 For security reasons The Property is equipped with night vision security cameras above the garage and at both sides of The Property monitoring pool heating controls and equipment. If The Guests access or tamper with the pool heating equipment, The Guests will be liable for any additional pool heating and other costs incurred which may include call-out and repair charges. If in any doubt about the operation of the pool heating equipment The Guests should contact The Management Company.
10.11 The Guests are not to use the hose or water supply fitted to the external wall of the home except for cleaning purposes and in any event, this hose must not be left unattended with water running. Failure to adhere to this instruction will result in The Guests being liable for any additional costs incurred which may include call-out, repair and water company charges. If in any doubt about the operation of the hose The Guests should contact The Management Company.
11. Care of the Rental Property
11.1 Whilst hiring The Property, The Guests are expected to take all reasonable care of The Property. At the end of the agreed rental period, The Property and its equipment must be left in the state that The Guests found it on arrival. Please check The Property on arrival and report any damage, carpet marks or other issues of concern to The Management Company within 24hrs of arrival.
Any damage and breakages must be reported to The Management Company without delay, in order that arrangements can be put in place to repair/replace the damage/breakage.
12. The Owners and The Management Company right of Access
The Owners, The Management Company and contractors shall be permitted to access the Property at any reasonable time during your stay. Wherever practicable the Group Leader will be provided with reasonable advance notice.
13. Limitation of Liability
13.1 The Owners do not exclude or limit in any way our liability to you where it would be unlawful to do so – this includes liability for death or personal injury caused by the Owners’ negligence or the negligence of their employees, agents or subcontractors; for fraud or fraudulent misrepresentation; for breach of your legal rights relating to the booking.
13.2 Subject to clause 13.1, no liability is accepted by The Owners or The Management Company whatsoever for:

The villa is beautifully decorated and has a lovely outdoor area where we spent most of our time. The pool was lovely to use, and looked great in the evening with the pool lights. There's comfy seating and even a TV outside to keep you entertained. The TVs in the house are huge and the Playstation would keep kids entertained if you are travelling as a family. Shaun was really easy to communicate with and was very prompt in replying to queries I had. There's a Publix and Burger King a few minutes drive, then a little further another Publix and Aldi with some other take away places. We also went to the 24 hour Walmart on the 192 on the drive back from the Disney theme parks. There's a choice of restaurants at Championsgate and if you drive further you have the likes of Disney Springs. I would highly recommend and we would definitely look to stay again.

Fabulous house, fabulous holiday. So clean, so well looked after we felt relaxed as soon as we arrived. The adults made plenty of use of the Jacuzzi and the children loved the games room and playstation. They now want a big screen playstation at home !! We have stayed at other properties in Davenport and this is definitely a cut above the rest. We are visiting again in 2021 so we definitely be booking your fabulous house.
Had a wonderful stay in a beautiful house. This home from home was just great for our family holiday – very relaxing, quiet and peaceful surroundings but only a short drive to all the parks – perfect! The house was very clean, modern, and had everything we needed – even a games room for the children, and the open plan living space meant we could spend lots of quality time together. The location is perfect and my husband enjoyed wonderful golf every day, while I relaxed by the pool! Lots to do and all within a short drive, which made for a perfect break for all our family. We will definitely be booking this house again in the future and will recommend it to all our friends.
The house is just lovely. Its fairly new and had everything we could possibly want. The pool and deck area is just great. The hot tub was a very welcome addition and my husband just loved the outside TV. Very modern inside. Very clean as you would expect, but not always what you get. My husband loved the golf course and the theme parks were only 15-20 drive mins away. We will be back !!!
Stayed for the week. Pool was heated perfectly and hot tub got very warm. 12 guests slept comfortably. Outdoor TV was great to watch when relaxing at night. Would rent it again next time!
We had a wonderful time at this beautiful home during spring break this year! Normally, we rent houses closer to the parks and spend more time at the parks than the house. However, this year we opted to rent this home with a large pool and spa that was a bit further away from the parks, and we LOVED it! We spent every day lounging by the pool, which was wonderful because there are no neighbors directly behind the home, only a pond and wildlife. The rooms are really big, and having two separate living areas, one up and one down, made it easy for the adults and kids to hang out together but separate. All in all, this home was a great experience and we would totally rent it again!!
Absolutely beautiful home. Neighborhood was quiet and very well kept. Perfect area for running saw several people fishing and we were only about 40 minutes from the theme parks. Owner was easy to communicate with and the home provided everything we needed!
The pictures online does this home no justice this home was extremely nice breath taking clean updated and really big our family of 8 was able to spread out comfortably and enjoy our 8 days of vacation here as we visited a few theme parks will visit again!!! Place was nice tv outside was great I’ll recommend anybody to rent
