RENTAL RULES AND REGULATIONS

1. CHECK-IN/OUT TIME is 3:00 pm PST and check out is at 10:00 am PST. Please make arrangement if you need to book early check in.
2. This is a NON SMOKING unit. Refundable deposit will be forfeited if evidence of smoking is detected.
3. PETS are not permitted in rental unit under any conditions.
4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required. This must be received within (7) days of booking the reservation. If by the end of the 7th day, it is not received, your reservation is not confirmed. You will receive an email confirming receipt of deposit funds. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (10) days of departure, provided the following provisions are met.
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
• All keys are left on the kitchen or coffee table and unit is left locked.
• All charges accrued during stay are paid prior to departure.
• No linens are lost or damaged.
• NO early check-in or late check-out, unless arranged in advance.
• The renter is not evicted by the owner (or representative of the owner ),the local law enforcement, the security company employed by my Complex.

Espy was a wonderful host and excellent communicator. Her house was beautiful, spotlessly clean, comfortable, and well located. I can’t thank her enough for making our visit so perfect!
You have to see it to experience it. All the comforts of home in a beautiful, natural setting. Used the pool and the park a lot and it was located near all the serene beach areas. A must stay for someone who doesn't want to stay in a tourist trap.
We had a wonderful family reunion for the holidays (5 adults, 2 children), enjoying everything Orange County had to offer. Serenity was a quick drive to/from John Wayne airport but in a quiet neighborhood, and the check-in/check-out process was super easy. The house was well-stocked w/ kitchen basics, towels, and bathroom essentials. The grocery store, CVS, and Starbucks are just a 7-min walk, along w/ some tasty eateries, and there are hiking trails in the back, as well as a small community club house and playground for the kids. I think the community pool is also heated, but we did not dip in. Espy, the hostess, was so sweet and left us a box of baked goods to welcome us, and was super-responsive throughout. She clearly took pride in her home, and made sure we all had a comfortable stay. We can easily make this a regular home away from home whenever we are in Orange County. Of note, we had a rental minivan which just barely fit through the garage door, but if we had upgraded to anything bigger, it would not have fit. The garage, once inside, is quite roomy and could fit a small sedan in tandem to the van.
The property was the perfect location for us to to travel to Disneyland, Universal, Santa Monica Beach and Newport Beach, within a reasonable amount of time. Espy (owner) was amazing and the communication was great. She was quick to respond when I had a few questions and left us a tasty welcome treat basket. We stayed during Christmas and had small kids with us, so having the Christmas tree up when we arrived was great since the 5 year old was a little concerned that Santa couldn't find her if there was no tree. We had 8 in our party - 4 adults, 4 kids. The 3 bedrooms were great for the adults and the kids took the extra mattresses. The neighborhood is very nice and quiet. The beds were comfortable and the 3 bathrooms were great for everyone getting ready at once. It had a 2-car tandem garage, however we couldn't use it since it was a standard size single-wide door and we had an oversized van. We didn't get a chance to use the pool, but it looked nice. This house was close to several grocery stores and a CVS which came in handy when needing things on our way home each night. Thank you Espy for making our stay a great one!
The townhouse was great. Enough room for the family, and the location was great for family in OC. Only issue we had was the fridge starting leaking on Thanksgiving day so no one could come to fix it. Wasn't too bad for us because we weren't eating there. And I was told that it has been replaced. Would stay there again.
