ORLANDO BLISS Details   Large prestigious beautiful 2,930m2 5 bedroom, 3 bathroom, central air conditioned villa complete with private swimming pool and Spa with all modern conveniences on the tranquil Golf and Country club resort of Highlands Reserve.   Highlands Reserve is a prestigious championship 18 hole (par 72) golf course, with Tennis courts, large communal swimming pool and children’s play park. The reserve is ideal for Golfers and non-Golfers alike   The world renowned attractions (Disney World is just 12 minutes away). There are many other facilities in the area, such as fishing, horse riding, helicopter rides, etc. Visitors will also be spoilt with the numerous and diverse restaurants, offering excellent value for money.   Convenient shopping: Wal-Mart, Publix, Banks and Post office all within a 10 minutes walk from the villa.   Kitchen - Orlando Bliss has a large fully-equipped kitchen with stainless steel American side-by-side refrigerator with ice & water dispenser, large oven with ceramic hob, microwave, dishwasher, toaster, coffee maker, kettle, waste disposer, crockery, cutlery and even an electric can opener - everything you could possibly need to create anything from a snack to a 3 course meal.   Dining Area - The dining area adjacent to the kitchen has ample seating for up to 6 around a spacious dining table. In addition there is a breakfast bar with stools.   Living Room - The living room has 3 leather  sofas providing seating for up to 10 to enjoy the benefits of our new wall-mounted 60" HDTV, together with a Blu-Ray DVD player . There is a large selection of 72 DVDs, including some for the younger guests.   Family Room - The family room is adjacent to the kitchen & dining area and has comfortable sofas (one with manual recliner) providing seating for up to 6. For your entertainment, there is 50" HDTV. Patio doors provide access to the pool deck.   Laundry Room - The laundry room next to the kitchen is fitted with full size front loading washing machine and tumble dryer both of which are set on pedestals to avoid stooping to load and unload. An iron and ironing board are also provided.   Queen Master Bedroom (Ground Floor) - This bedroom is located to the front of the villa and has a window facing the morning sun, a queen size bed, ceiling fan, 28" wall mounted cable TV and walk-in wardrobe.   Ensuite Bathroom - Ensuite bathroom with moden wash basin, shower over and WC.   Master Bedroom - This exceptionally large bedroom has a king size bed, ceiling fan, settee, 50" HDTV, alarm clock radio and walk-in wardrobe with security safe.  The en-suite bathroom has a large corner bath, large walk-in shower, twin vanity units and a separate WC. Bathroom scales and hair dryer are provided.   Bedrooms 3, 4 and 5 - Are two twin bedded rooms and one Queen Bedroom. Eash have a 32" wall mounted flat screen HDTV, ceiling fans and built-in wardrobes.   Family Bathroom - This bathroom has twin vanity units, a bath with shower and WC.   Games Room - Our ground floor games room comes with a 7' pool table, 7' air hockey table, and electronic dart board. We have twin ceiling fans and a sofa for spectators.    Pool / Spa and Patio Area - The Patio is fitted with a Electronic Awning 18' x 9' to protect guest fro the sun if it is to strong for them. We have also provided 2 sun loungers, a patio table with 6 chairs for your comfort. Two of the chairs recline and with two matching foot-stools which when combined make a total of 4 loungers. The spa and pool can be heated for an additional charge (recommended from November to March). For those alfresco dining experiences, we have provided melamine crockery. A BBQ can be hired   Free Wireless Internet & local telephone calls - just bring your own laptop.

Policies

1.These are the Terms & Conditions under which we agree to provide rented holiday accommodation to the Client.
 
Definition:
 
2.The following terms shall have the following meanings for the purposes of this agreement:
 
‘Accommodation' means villa “Orlando Charm” the property to be provided to the Client for the Holiday Period.
 
Reservation Deposit:
 
3.A non refundable deposit of US$400 or equivalent in GBP or Euros is required at the time of booking for each week booked.
 
4.The balance payment is required 8 weeks prior to arrival. Payment can be accepted in US Dollars, GB pounds or Euros
 
5.Only those persons named on the booking form may use the property.
 
Cancellation :
 
6.If you have to cancel your holiday the cancellation must be made in writing by the party leader who has signed the booking form. Cancellations are subject to a charge as detailed:
 
60 days or more notice – loss of reservation fee;
59 – 42 days notice – 50% of rental charge;
41 – 31 days notice – 75% of rental charge;
30 days or less – no refund.
 
7.Guests are strongly advised to takeout adequate holiday insurance to cover cancellation, accident/illness or damage.
 
8.Check in time is after 4.00pm on arrival day and check out time is no later than 10.00am on the last day as shown on the booking form.
 
9.Any changes of these times will be made only by permission of Michael or Estelle Costen. We will do our best to accommodate but it may not be possible due to incoming guests and the cleaning services.
 
10.Failure to leave the house by 10.00am on the day of departure will result in an extra half day’s rental charge being deducted from your security deposit.
 
Security Deposit:
 
11.When you arrive at the villa you will find that our Management Company has left you a form for completion. This will include a request for credit card details. The credit card details will be required to guard against any damage caused to our villa during your occupancy When the form is completed you should telephone the Management Company on the number provided and they will liaise with you for a suitable time to collect the form. The party leader agrees to accept full liability for any loss or damage caused by any member of their party. Our villa has a file containing instruction manuals for equipment placed in the villa and it is in your own interest to read through this.
 
12.Where a charge has to be made, details of the reason will be provided to you in writing.
 
13.Guests using our villa are responsible for all damage (whether accidental or not) and missing inventory items occurring during their stay and the cost or repair/replacement or of exceptional cleaning charges – please note that you will be invoiced and held accountable for any bills to repair said damage.
 
The Villa Occupancy :
 
14.Any unauthorised occupancy by people not listed on the holiday confirmation may be subject to immediate termination of the rental agreement.
 
15.The property cannot be sub-let.
 
16.We regret no pets allowed.
 
17.Smoking indoors is not permitted in our villa. Smoking is allowed in the garden, patio and pool areas. The Villa is fitted with smoke detectors which will activate if guests attempt to smoke anywhere inside the villa.
 
18.A charge for a deep clean will be made for any evidence of animals or smoking inside the property.
 
19.A charge will be made for loss or damage to keys.
 
20.The property will be cleaned prior to your arrival, and after you have departed. If you want extra cleaning during your stay, we will arrange it for you but there will be an extra charge.
 
21.When you are leaving the property please leave it in an orderly state as it is our home and we would like everyone to enjoy their stay and appreciated how nice it is.
 
22.If you have any problems please let our property manager help you, he is there on our behalf to make sure that you enjoy our villa, and all its amenities.
 
23.The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemicals levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12 hours for health and safety reasons.
 
Maintenance :
 
24.Our entire home is maintained by the local management. All breakages, accidents, problems and losses must be reported as soon as they occur so that they can be attended to. As with any home appliances these will, from time to time, malfunction and may need repair – the local management will use their best endeavour to have any problem rectified as quickly as possible. Repair times may be dependent on third parties such as utility companies. Access to the rental home may be required by authorized maintenance personnel during your stay.
 
Complaints :
 
25.Things do occasionally go wrong and we promise you we have every faith that our Management Company shall make their best endeavours to rectify any faults to your satisfaction whilst you are at the villa. If you do not bring your complaint to their or our attention whilst you are on holiday you will not have allowed us the opportunity to resolve your problem –in these circumstance we will not be able to assist with you complaint and we cannot try to put things right for you after you have returned home. Whilst we cannot accept responsibility for the actions or omissions of the Management we will take any complaint seriously.
 
Limitation of Liability :
 
26.The owners do not accept responsibility or liability for accident, injury illness, loss of property or theft that is sustained during the rental period. The owners accept no responsibility for guest’s property whilst they are in the villa or the pool area; we also do not accept responsibility for lost or misplaced personal property which guest may have left in the villa.
 
27.The owners do not accept liability for loss of mains services nor for the consequences of the actions or omissions of the persons who control supply of mains services.
 
28.The property is only covered for liability insurance.
 
Force Majeure :
 
29.The owner will not be liable for problems or delays caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, tornadoes, hurricanes, transportation problems, airport closures, weather conditions or any other event beyond our immediate control. We suggest that you take out adequate travel insurance to cover such eventualities for all members of your party.
 
General Points:
 
30.Swimming pools are great fun; however they are an obvious source of DANGER especially for young children. We cannot accept any liability whatsoever for any injury caused as a result of using the swimming pool. You are particularly advised NEVER to allow children to use the pool and play around the pool area unsupervised.
 
Liability :
 
31.In the event of any problems whatsoever the total liability will be limited to the rental amount paid by the guest.

Discounts - for 3 weeks or more 10%. 28 days or more 12%. Armed Forces 12 days or more 12%. BBQ can be rented at US $60 per week, payable on arrival. Payment: To make a confirmed booking a deposit of US $400 is payable. Balance 10 weeks prior to arrival. Payment can be accepted in US $ (United States Dollars) by Bank Transfer (using ZELLE) there are no bank charges incurred, Stripe, SumUp, Paypal or Credit/Debit card.  Our rates do not include all Federal Sales tax (7%) and Florida Tourist Tax (5%). We are fully licenced with Florida Tourist Board for short term rental and our licence is displayed in the villa.

Great Property

First of all I would like to thank Mr.Michael for the way he has responded to every single email and was very informative. 2 to 3 weeks before arrival I have received every information of our vacation home so I can say it's there trustworthy. Property was clean an nice so me and my family felt like we were home. every thing else was great and I would recommend this property to any other that is looking forward for a vacation. and last but not least there are things to do near by and theme parks are 10 to 15 min away so perfect.

Very Nice in a Great Location

This was a clean, nice home in an outstanding location. We really enjoyed the roominess and comfort. The owner was very good at communicating and sent us great information that we used in our stay. The only caveat would be that the whirlpool didn't work well, the pool wasn't heated until three days into our stay (wasn't turned on and then a broken part), and we had to mess with the solar cover every day. Other than those things, everything else was great. We used the entertainment room to watch a couple movies and all of the rooms were comfortable and nice. We felt at home. We had a great time and would consider renting here again when returning.

Good Property

Good Property, but many problems with local administration and heating and air conditioning Frankly my family and I were not happy with the house. Although the owner's attention was very good, but the management of the property is lousy. First we stayed 4 days without heater in the house. Several times we tried to talk to management, but without success. After much insistence, they managed to fix the heater, but we ran out of hot water. And in the last 5 days the air conditioning has stopped working. The furniture in the house needs improvement because they are already well outdated. It had no blanket for all guests, and for the crib it did not even have a mattress, I had to improvise with couch cushions. The house itself is very good, but the distance to it greatly favors. Honestly if it were not all these problems I would give a better rating, but they were situation that left us well troubled. We just did not go to a hotel because of it being a seasonal season, and most of the year ended no longer had availability. But we did a lot of research so that we could at least be well taken care of. VILLA OWNER RESPONSE We believe our client made adverse comments about our management company due to the fact our management company had to visit on 7 occasions to try and rectify faults caused by the client. Twice they were actually caught interfering with the equipment for which we provide strict instructions the equipment is not to be touched or interfered with. This resulted in our management having to call out the relevant technicians to rectify the problems. It is our policy that pool heating and BBQ if ordered are paid for on arrival. The client gave various excuses why it hadn't been paid. Finally we informed the client that our manager would call at the house to collect payment but the client was never available. We even chased up for the money after the client left and still never received a reply. We have used this method of payment for over 8 years and this it the first person who has reneged on the agreement. Michael & Estelle Costen (Owners)

Thanksgiving gathering

Thanksgiving gathering I rented this property at the last minute about a week and a half prior to check in. The process was fairly easy. The owner called me to review details and procedures and emailed a written detail prior to check in. The home is a little older but very spacious and welcoming. Only problem we had was pool and spa didn’t heat properly for most of my stay and due to it being a holiday had to wait until 3rd day before the pool person could come. I however loved the Master bed and bath. I was able to enjoy the spa tub. It was also very helpful that there was a downstairs bed and bath which accommodated my elderly father well.

Christmas Vacation

There is soooo much room at this property for everyone to have their own spaces. It was perfect for our family! The kitchen does have updated stainless appliances. The property owners were very accommodating in our requests. We were at the property for Christmas and they had a tree to put up for us! We travelled with a 1 year old and she had a pack n play, high chair and stroller available to use. Our family enjoyed walks throughout the neighborhood and was just a short distance from the park. The side yard is also huge for the kids to throw a football or just run around. The game room is an added bonus for entertainment. Just a short drive away from Orlando airport, Disney property and only 90 mins from Clearwater! The property owners were easy to communicate with! We did have a few issues with the pool heating a couple different days but it was able to be resolved quickly. Overall a great time was had by our family!!! VILLA OWNER RESPONSE We very much appreciate the time you have taken to write a review. It is important to us and gives and honest view to prospective clients about our villa and also what we need to address. Thank you. The Pool / Spa problem has now been fixed, a return valve failed and had to be changed. the same value that was replaced less than a month ago proved to have a defect.
