ORLANDO CHARM Details   Whether you want to lounge around, or relax after a hectic day of activity, what better way to do so than watch the sun go down or go in our swimming pool which can be heated in the cooler months. What makes our home stand out from the crowd?  It’s location, location, Our large home with comfortable furniture and wall mounted flat screen HDTV’s from 39” to 60' and a 70” smart TV.  Now to wet your appetite regarding the comforts of our Florida home.  It is large and spacious, covering 2,949 square feet.   For those who like to cook, our kitchen has all modern conveniences where you will find everything you need from an American side by side refrigerator with ice-maker & drink dispenser. Electric Cooker with ceramic hot plates, large microwave, dish washer, etc  coffee maker, toaster, pots and pans, electric blender everything you could possibly need to create a snack to a banquet.   Patio doors provide access to the pool deck with a shaded area. We have provided sun loungers and 2 patio tables with chairs to seat 10.  We also have a removable safety fence which is required by law to prevent little ones entering the pool without supervision. The pool can be heated for an additional charge (recommended from November to March). For those wishing to dine alfresco we have provided melamine crockery.   TV/Living Room - The room has comfortable theatre type reclining armchairs to enjoy the benefits of our new flat screen wall-mounted 70' HD smart TV together with a Blu-Ray DVD player.   Family Room - The family room is adjacent to the kitchen & dining area and has leather sofas, for your entertainment, there is another flat screen wall mounted cable 60” HD smart TV.   Ground floor - Queen Bedroom - This bedroom has a queen size bed with a walk in wardrobe, ceiling fan, flat screen 39' wall mounted HDTV. The bathroom is next door with a combined bath and shower.   Games Room - This room has a pool table, and electonic type dart board in it   First Floor   Master Bedroom - The exceptionally large master bedroom is fitted with ceiling fan large walk in wardrobe, a luxury king size bed, wall mounted flat screen 43' HDTV. The en-suite has a large corner Roman bath, a large walk-in shower, twin vanity units, a separate WC, a hair dryer and bathroom scales.    2nd Queen Bedroom with an adjacent bathroom with WC, vanity unit, and bath with shower over. The bedroom also has built in wardrobe and a wall mounted flat screen 39” HDTV.   Bedrooms 4 and 5 - These are twin bedded rooms,  Each room is fitted with a 39" flat screen wall mounted HDTV, plus ceiling fan and built-in wardrobe.   Little extras   Wireless high speed DSL internet access throughout the villa & patio. Just bring your own laptop. Free phone calls to all of North America.   Our management company is 5 - 6 minutes away so you will always have someone to call on.   A pleasant stroll to shops, Restaurants & Bars in Berry Town Centre is only 10 - 15 minutes away.

Policies

1.These are the Terms & Conditions under which we agree to provide rented holiday accommodation to the Client.
 
Definition :
 
2.The following terms shall have the following meanings for the purposes of this agreement:
 
‘Accommodation' means villa “Orlandocharm” the property to be provided to the Client for the Holiday Period.
 
Reservation Deposit:
 
3.A non refundable deposit of US$375 or equivalent in GBP or Euros is required at the time of booking for each week booked.
 
4.The balance payment is required 10 weeks prior to arrival. Payment can be accepted in US Dollars, GB pounds or Euros
 
5.Only those persons named on the booking form may use the property.
 
Cancellation :
 
6.If you have to cancel your holiday the cancellation must be made in writing by the party leader who has signed the booking form. Cancellations are subject to a 
charge as detailed:
 
70 days or more notice – loss of reservation fee;
70 – 56 days notice – 50% of rental charge;
55 – 31 days notice – 75% of rental charge;
30 days or less – no refund.
 
7.Guests are strongly advised to takeout adequate holiday insurance to cover cancellation, accident/illness or damage.
 
8.Check in time is after 4.00pm on arrival day and check out time is no later than 10.00am on the last day as shown on the booking form.
 
9.Any changes of these times will be made only by permission of Michael or Estelle Costen. We will do our best to accommodate but it may not be possible due to incoming guests and the cleaning services.
 
10.Failure to leave the house by 10.00am on the day of departure will result in an extra half day’s rental charge being deducted from your security deposit.
 
Security Deposit:
 
11.When you arrive at the villa you will find that our Management Company has left you a form for completion. This will include a request for credit card details. The credit card details will be required to guard against any damage caused to our villa during your occupancy When the form is completed you should telephone the Management Company on the number provided and they will liaise with you for a suitable time to collect the form. The party leader agrees to accept full liability for any loss or damage caused by any member of their party. Our villa has a file containing instruction manuals for equipment placed in the villa and it is in your own interest to read through this.
 
12.Where a charge has to be made, details of the reason will be provided to you in writing.
 
13.Guests using our villa are responsible for all damage (whether accidental or not) and missing inventory items occurring during their stay and the cost or repair/replacement or of exceptional cleaning charges – please note that you will be invoiced and held accountable for any bills to repair said damage.
 
The Villa Occupancy :
 
14.Any unauthorised occupancy by people not listed on the holiday confirmation may be subject to immediate termination of the rental agreement.
 
15.The property cannot be sub-let.
 
16.We regret no pets allowed.
 
17.Smoking indoors is not permitted in our villa. Smoking is allowed in the garden, patio and pool areas. The Villa is fitted with smoke detectors which will activate if guests attempt to smoke anywhere inside the villa.
 
18.A charge for a deep clean will be made for any evidence of animals or smoking inside the property.
 
19.A charge will be made for loss or damage to keys.
 
20.The property will be cleaned prior to your arrival, and after you have departed. If you want extra cleaning during your stay, we will arrange it for you but there will be an extra charge.
 
21.When you are leaving the property please leave it in an orderly state as it is our home and we would like everyone to enjoy their stay and appreciated how nice it is.
 
22.If you have any problems please let our property manager help you, he is there on our behalf to make sure that you enjoy our villa, and all its amenities.
 
23.The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemicals levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12 hours for health and safety reasons.
 
Maintenance :
 
24.Our entire home is maintained by the local management. All breakages, accidents, problems and losses must be reported as soon as they occur so that they can be attended to. As with any home appliances these will, from time to time, malfunction and may need repair – the local management will use their best endeavour to have any problem rectified as quickly as possible. Repair times may be dependent on third parties such as utility companies. Access to the rental home may be required by authorized maintenance personnel during your stay.
 
Complaints :
 
25.Things do occasionally go wrong and we promise you we have every faith that our Management Company shall make their best endeavours to rectify any faults to your satisfaction whilst you are at the villa. If you do not bring your complaint to their or our attention whilst you are on holiday you will not have allowed us the opportunity to resolve your problem –in these circumstance we will not be able to assist with you complaint and we cannot try to put things right for you after you have returned home. Whilst we cannot accept responsibility for the actions or omissions of the Management we will take any complaint seriously.
 
Limitation of Liability :
 
26.The owners do not accept responsibility or liability for accident, injury illness, loss of property or theft that is sustained during the rental period. The owners accept no responsibility for guest’s property whilst they are in the villa or the pool area; we also do not accept responsibility for lost or misplaced personal property which guest may have left in the villa.
 
27.The owners do not accept liability for loss of mains services nor for the consequences of the actions or omissions of the persons who control supply of mains services.
 
28.The property is only covered for liability insurance.
 
Force Majeure :
 
29.The owner will not be liable for problems or delays caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, tornadoes, hurricanes, transportation problems, airport closures, weather conditions or any other event beyond our immediate control. We suggest that you take out adequate travel insurance to cover such eventualities for all members of your party.
 
General Points:
 
30.Swimming pools are great fun; however they are an obvious source of DANGER especially for young children. We cannot accept any liability whatsoever for any injury caused as a result of using the swimming pool. You are particularly advised NEVER to allow children to use the pool and play around the pool area unsupervised.
 
Liability :
 
31.In the event of any problems whatsoever the total liability will be limited to the rental amount paid by the guest.

Discounts - for 3 weeks or more 10%. 28 days or more 12%. Armed Forces 14 days or more 12%. BBQ can be rented at US $ 60 per week, payable on arrival. Payment: To make a confirmed booking a deposit of USD 500 or £350 is payable. Balance 8 weeks prior to arrival. Payment can be accepted in US $ (United States Dollars) or GPB (Pounds Sterling) by Bank Transfer, Paypal, Stripe, or Credit/Debit card. Our rates do NOT include Federal Sales Tax (7%) and Florida Tourist Tax (5%). We are fully licenced with Florida Tourist Board for short term rental and our licence is displayed in the villa.

Amazing villa in a perfect location

This villa has everything that you need for an amazing holiday. Firstly the villa is in amazing condition with plenty of room and we'll furnished. We loved having a living room and a tv room so everyone had something to suit. The pool is amazing and even better at night with the underwater lights on. The location is ideal, 20 minutes to half an hour from Disney, 45 minutes to Sea World, Universal, Legoland and Florida Mall. Clearwater beach is about 90 minutes by car and well worth a visit. Berry Town is a ten minute stroll where you can find a number of places to eat and drink. All in all its a perfect villa, would love to go back!

Great villa in a perfect location

Great villa in a perfect location with very good local amenities within walking distance Orlando Charm is a superb and spacious villa which easily accommodated our family party of 7. Michael, the owner was in contact during our stay to make sure we had everything we needed/to answer any queries. Rooms were very comfortable and having numerous bathrooms was a plus. Cinema room with Netflix and decent wi fi reception throughout the villa were appreciated by the kids, as was the games room. Couple of things were brought to Michael’s attention such as pool light and a missing pool net which I’m sure will be sorted for the next occupants. Probably needs a lick of paint here and there but it is a lovely villa in a great location for all the Theme parks. Being able to walk to the big supermarket and a couple of bars/restaurants was a bonus - literally just a 10 min walk away. The villa is on a Golf course community although we didn’t take advantage of the Golf during our stay. Thanks. OWNER RESPONSE Thank you for your review and appreciated your honest comments. We endeavour very hard to make sure we provide a comfortable home for our guests. The Pool light is now back on. The company that originally installed the Coloured changing light informed us the GFCI breaker was probably taken out during a storm.

Wonderful

Coming back next year. I’m must say my family of 9 stayed here for 8 days and it was just lovely the area where the property is at. The house was wonderful I’m looking to co come back next year and rent the same house. Michael is a wonderful person he answered all my questions and he was an great person to speak with. The Henderson’s will be back next year and we where there for Christmas which he had a tree up in the house. 20 minutes from all parks great location.

Spacious Home in Great Location for Family Fun

We enjoyed a month-long vacation in this spacious home with lots of room for a family to be comfortable. It's in a great location close to golf, shopping and entertainment for all ages. The pool was enjoyed by all and provided hours of fun without leaving the backyard. We will definitely be considering this house for another vacation !

Wonderful villa

Just returned from a 3 week stay at this wonderful villa. Party of 8 and we had loads of room. Living room and movie room so comfortable for a chill after a long day at the park. And the pool, we could not keep the kids out of it!. Close to parks Close to Publix supermarket and a few bars, restaurants just 10-15 min walk. If travelling in a large party would definitely book again

An amazing holiday

An amazing holiday, lots of space in the villa as there were 2 lounge areas enabling us to have our own space (We were a party of 8 with 3 children.) Games room and pool kept them amused, Wi-fi a bit slow but they managed. The facilities were great, the largest washer and drier I have ever seen! fully equipped kitchen making it easy to cook meals if needed. Great location, easy access to parks and shopping centre's, a supermarket is less than 5 minutes away for all the necessities. Owner phoned before during and after our stay to check there was nothing we needed, the printed information was exceptionally helpful lots of tips even menus for some of the restaurants, Thank you Michael and Estelle we will stay there again if we visit Florida again
