Check -In: Not before 3:00 p.m. Check-Out: 11:00 a.m. SHARP or before. (fees apply!) $25.00 for late check outs.

Guests agree to reimburse owner for any damages including missing items, and damage caused by pets.

Leave the unit as you find it. (fees apply) $25 for cleaning services if you are not able to clean the stove, sink, counters and tables, take out the trash, sweep the floor, etc.

Pets are not allowed on ANY furniture!. (fees apply) $25 for cleaning services if you're pet gets on the furniture.

Do Not leave pets alone in the unit un-supervised, or un-crated.

NO SMOKING. You will be charged $200.00. In the event we cannot eradicate odors in time, reimbursement fees for the next guests may apply.

Our units have a septic system and a well. Do not flush anything other than toilet paper. Do not leave the water running for extended periods of time.

Keep Windows and doors closed while running Heat or A/C, or when gone or leaving the premises. The owners reserve the right to enter the premises in your absence, if the windows have been left open, and need to be closed.

Minimum rental age is 21. No Fraternity/Sorority Parties.

Cancellation policy:
$50 is charged while making the reservation, and is non-refundable. The balance will be charged 14 days prior to your arrival. If you need to cancel inside of this 14 day period, you will receive a refund if we are able to re-book. If we cannot re-book, we will issue you a guest credit to be used within 9 months of the original arrival date. Cancellations made within 48 hours prior to arrival are non-refundable. We do not offer refunds for power outages or weather related occurrences.

"WAIVER AND RELEASE OF LIABILITY"
Guest agrees to indemnify and hold the owner harmless against any and all claims arising out of the guests presence upon the premises, including the use of the premises by any family member or guest of the guest regardless of the cause.

We are not responsible for the loss of personal belongings. We try to keep the gravel drive well maintained, and clear; however, we recommend four wheel drive during the snow months, and higher clearance vehicles generally. We do not refund due to road conditions, or "Acts of God".

Our rentals are situated amidst farmland. At times, The area may have odors associated with organic fertilizers. We assume no liability for allergies or inconveniences associated with such.
