5 BR Emerald Island Villa Mins from Disney, South Facing Pool, Huge Corner Lot! Situated on one of the largest corner lots at the resort, there's plenty of privacy in the rear of the villa. The rear-facing pool means you'll always have sunshine and warmth no matter what season of the year. You'll love spending time at the pool area featuring an oversized deck, a large swimming pool with underwater lighting, and an in-ground spa. There are plenty of tables, chairs, and loungers for everyone to relax and enjoy themselves outside. If you need a break from the sun there's a covered lanai to provide shade as well as a ceiling fan to cool you off. Also in the pool area is a gas grille that's available for guests to use for no additional charge. Space Inside you'll find a very spacious villa that can comfortably accommodate 10 guests. It's a 2 story villa with 2 master bedrooms with en suites, 1 on each floor. The downstairs master bedroom is huge with a king-size bed and a large flat-screen TV. The downstairs master bathroom is also big with double-vanity marble sinks, a corner Jacuzzi bathtub and an enclosed shower. The downstairs master bedroom has a big walk-in closet to store all of your belongings with a safe for your valuables. The upstairs master bedroom has a queen-size bed with a flat screen TV. Connected to this bedroom is an en suite bathroom with a marble vanity sink, bathtub and shower. Of the 3 remaining bedrooms, there's 1 downstairs with twin bedrooms, 1 upstairs with a queen-size bed and 1 upstairs with twin beds. All bedrooms are equipped with flat-screen TV's, charging stations and Google Home Mini's. The well-appointed kitchen has everything you need, such as a refrigerator, stove, microwave, dishwasher, 2 coffee makers (Keurig & automatic drip), toaster, Instant Pot pressure cooker and a variety of cookware. The kitchen is fully equipped with plates and silverware for your dining pleasure. In the kitchen nook you have a table that seats 4 and just off the kitchen is the formal dining room that seats 6 guests. The main living area has a large sectional sofa and loveseat to accommodate all guests. There's a 70-inch Vizio smart HDTV with a nice selection of videos to choose from as well as cable TV. You can also stream movies if you have accounts with Netflix, Hulu, Amazon Prime, or any other streaming app. The Vizio soundbar with subwoofer and satellite speakers will create a movie theater effect while you're watching TV. The villa comes with free WIFI and phone service for local calls. There is a game room with a full-size pool table, foosball, and an air hockey table. In addition, there is an X-Box One S and a Nintendo Wii connected to a 50-inch flat-screen TV to keep the kids occupied. There is a large selection of videos and games to choose from. Also, there is a laundry room with a washer, dryer, iron, and ironing board. In addition, there is a high chair and safety gates for infants. Notes The villa is maintained to a high standard and the Property Management Company ensures the villa is in immaculate condition prior to your arrival. In order to provide the housekeepers adequate time to clean the villa prior to your arrival, same day check-out/check-in is not allowed. This gives the housekeepers a minimum of 30 hrs to clean the villa before the next guest arrives. The housekeeping staff has been trained on how to properly disinfect the villa based on CDC guidelines. All housekeepers are required to wear masks and gloves inside the villa and have been instructed to stay home if they have any COVID-19 symptoms. One of the benefits of staying at a vacation rental home instead of a hotel is that you're not surrounded by people you don't know that could be infected by the coronavirus. It's much safer to stay at my villa with your family and friends where it's been properly disinfected before your arrival.

RENTAL RULES
1. As a guest, you are allowed to use all the amenities at Emerald Island Resort, including the clubhouse, exercise equipment, Tiki bar, community pools, volleyball, basketball & tennis courts and playgrounds.
2. The garage has been converted to a game room so vehicles must be parked in the driveway or on the street. If you park in the driveway do not park on the grass and try to avoid blocking the sidewalk. If you park on the street, park on the odd side of the street during odd months and even side of the street during even month. RV’s. trailers, boats and buses are not allowed on the resort.
3. Smoking is absolutely prohibited in or around the unit. If there is any tobacco smell in the unit there will be a $500 fee charged to Guest's credit card, as well as any additional associated costs to rid the unit of smoke smell and damage.
4. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to.
5. Guests should not create excessive noise at a level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 11:00 p.m. – 7:00 a.m.
6. Keep the property and all furnishings in good order.
7. Only use appliances for their intended use.
8. Pets are NOT allowed. If it is found that there are pets on the premises or if complaints come from neighbors about excessive noise due to the pets, Guest will be asked to vacate immediately with no refund. If there is evidence a pet was in the unit there will be a $300 fee charged to guest's credit card as well as any additional cleaning and sanitizing costs associated with removing all pet dander so that future guests with allergies can stay there. This may include but is not limited to carpet and upholstery shampooing with a special sanitizing cleanser, cleaning of all drapes and blinds, changing out furnace filters, extra cleaning to remove all pet hair from walls and baseboards, and the laundering of all linens including mattress pads, bed skirts, comforters, and throw pillows.
9. DVD’s and Video Games: The property comes furnished with DVD’s and video games that are available for Guest to use. All DVD’s and video games are inventoried prior to each new guest’s arrival. If any DVD’s or video games are found missing after check-out, Guest will be charged for the missing items.
10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
11. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house.
12. Internet Use: Homeowner will provide Guest with access to WIFI at the rental property. Feel free to access your email, favorite websites, and movie streaming services such as Hulu, Netflix, Amazon, etc. You agree that you will not:
a. give out wireless internet password outside of this rental party;
b. reset the router or a modem, erase or modify the router password;
c. transmit or access any material that violate laws regarding copyright, trademarks, pornography or any material deemed slanderous, defamatory or offensive.
d. download from internet any material that infringes copyright or other proprietary rights of any party (P2P downloads like BitTorrent, etc.);
e. use the internet for excessively high-volume data transfers.
If the Internet Service Provider (ISP) notifies Homeowner that any of these violations occurred during your stay and criminal charges are brought forth, Homeowner will provide the law enforcement agency with contact information on the Guest.
13. Security of the Unit: When you rent the home, you assume responsibility for it and its contents, as well as any of your personal property in the home during your stay. Always lock the doors and windows when you leave. The front door keycodes are changed on a regular basis for security.
14. Risks/Safety: Children are welcome, however, there may be conditions in and around the home that may pose hazards to them, as well as to adults. Terence Purnell does not assume any liability or responsibility for any injuries occurring during your stay with us. Children must be supervised at all times. Candles are not allowed due to fire danger.
15. Repairs: Please call Citrus Grove Villas for any repairs at (863) 557-1545 and they will address your concerns as soon as possible. No refunds will be issued for malfunctioning equipment unless it poses a safety hazard, in which case a prorated refund will be given.
16. Telephones: Telephones may be used to make as many local as you wish at no additional charge. YOU MUST USE A PHONE CALLING CARD TO MAKE LONG DISTANCE, INTERNATIONAL OR OTHER CHARGEABLE TELEPHONE CALLS. Should any additional calling fees be inadvertently charged to the unit, Terence Purnell will charge the guest’s credit card number for such charges.
17. Insurance: Guest understands that Homeowner is not providing insurance for Guest’s personal property at the House. Guest shall look to their own insurance for coverage for its personal property in the event of a loss.
18. Hold Harmless: Terence Purnell does not assume any liability for loss, damage or injury to guests, their invitees or their personal property. Terence Purnell does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, nor will Terence Purnell accept liability for any loss or damage caused by guests negligent or intentional conduct, weather conditions, natural disasters, acts of God, or other reasons beyond its control.
19. Pool and Spa: Guest hereby acknowledges that the home they have reserved includes a pool and spa, and that they are fully aware that the pool, spa and surrounding patio can be dangerous, that the patio can be slippery when wet, and that injury is likely to occur to anyone who is not careful. Guests should observe and adhere to all rules and policies as posted at the property. The undersigned guest accepts and assumes all risks involved in or related to the use of these aforementioned areas.
20. Additional Terms and Conditions: The undersigned guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Terence Purnell from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Terence Purnell free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, Terence Purnell’s successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. The venue of any action shall be the Osceola County Superior Court at Kissimmee.
21. Holdover: Guest has no right to Holdover. If Guest does not surrender and vacate the House at the end of the term of the agreement, Guest shall be a tenant at sufferance and the parties have agreed that the Rent shall be at the nightly rate of $425.00.
22. Miscellaneous: This agreement constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. No modification of this agreement shall be binding on either party unless it is in writing signed by both parties. Each section, subsection or paragraph of this agreement shall be deemed severable and if for any reason any portion of this agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this agreement. |

Great home in a great location! Space is amazing for a family gathering and the pool was awesome! Game room was fun but not temperature controlled so it was hot and the one fan in there didn’t work. Some rooms in the home were warm and beds weren’t the most comfortable but overall a great place for a good value!! Terry is good at communicating and always answers quickly!

Went down for a golf trip with 6 friends. Overall stay was good. Only thing is that the rooms with two beds were singles and we thought they would be doubles but it worked out. Paid for the pool to be heated but the property manager never turned it on. I communicated directly with Terry and he graciously refunded me for the cost. House does not come equipped with garbage bags, dishwasher capsules, or laundry detergent, so be sure to bring or buy your own. Otherwise, the stay was as expected
Everything was great, basically had everything you need, felt at home, i will be returning and staying again.
We really enjoyed the house it's a beautiful place. The only thing is i likes a firm mattress and in the master bedroom is very soft. I would like to stay there again.it is in a very good location.
Perfect space for the price ! The home was amazing and exactly what was described!! Terry responded in a timely fashion any time I had a question. I hope to stay in his good graces and rent from him for our annual trip!

This house was amazing and exactly what I saw in the pictures , everything was clean everything was working they actually had every kitchen tool you can possibly have in the kitchen mixing bowls all pots skillets barbecue brush Everything we had no problems except for the master bedroomTV did not want to come on I call the property manager he was very polite he came change the TV the next morning because it was a little late and we were tired but he was very helpful everything about this house was great Internet worked fine I would definitely stay here again and recommend This house to anybody I am definitely going to contact Mr.Terry next year around the same time to get this exact same house Mr.Terry my family really enjoyed their stay at this home see you next year
This was a wonderful property. Other than a few minor issues, our stay was fantastic.
This is an amazing home in a great location! Close to stores, food, and of course Disney! The house is great with 5 bedrooms, 4 bathrooms, a heated pool with a hot tub, an outdoor grill, and a game room that my kids loved playing in. I highly recommend staying here!
This home is everything that the pictures say it is. The house was very clean and the decor was very appropriate for the house. It wasn't cluttered and had everything for your enjoyment. I had seen the other comments made and would have to agree with two of them that is somewhat important...... The internet sucks! I don't know what it would take to fix it but something has to be done about it. We couldn't even watch Netflix or other paid channels. Secondly, the bed in the master bedroom downstairs needs to be replaced. When I sat on the bed I hit the boxsprings. It was very uncomfortable to say the least. Location wise this is a very good place to stay. It has very beautiful surroundings. I didn't check out the club house or other amenities but look forward to coming back again. Plenty of space in this beautiful home! I would highly recommend this home for future guests including myself, once these two infractions are corrected.
