Additional rules
We love hosting our guests, but we want everyone to spend a few minutes to read and agree to these reasonable rules to avoid any misunderstandings before, during and after your stay in our listing. Please do not get insulted if you feel any of these rules do not or would not pertain to you, as everyone who stays here is treated equally and unexpected things do happen sometimes.
Quiet hours are 9 p.m. to 8 a.m. every day of the week.
Any extra overnight (which means after 10pm) or "most of the day" guests who are not disclosed in the original reservation will generate an additional $25 a person per night/day charge. You can have visitors during the daytime hours, but only for a reasonable amount of time and no parties allowed at any time.
We do not allow any third-party bookings. The person making the reservation must check-in and stay in the unit. We will require to see ID's if there is any uncertainty on the host's part.
Even though we are pet friendly, love animals and small, quiet and house-trained pets are welcome, there will be an extra nonrefundable $100 charge for any animal that is brought into the unit that the host has not been notified of and approved when making the request or reservation. If you are an "instant-book" guest, a message, text or phone call must be made within 30 minutes of booking regarding the animal you are planning on bringing to avoid this charge. Host reserves the right to cancel if the animal is not approved.
There will be a $250 extra deep cleaning, smoke and/or smell eradicating charge if anyone smokes cigarettes or marijuana inside the studio. Also, please refrain from smoking outside the studio or anywhere on the deck or in the gazebo, as the smoke carries to other parts of the house where people have allergies. There are a couple of benches out by the garage and parking area where guests can smoke anything whenever they want, as long as they use the ashtray provided and don't throw any butts or packaging on the ground.
There will be an extra charge (depending on the item and time spent to go buy it) to replace any towels, throw rugs, shower curtains, pillows or bedding that go missing or get permanently stained from makeup, hair dye, wine, blood or any other bodily fluids. A complete inventory list will be in the unit.
If cleaning your unit after you vacate requires more than the standard amount of time and energy that you paid for in the reservation, there will be an extra $60 per hour charge to do the extra heavy-duty cleaning if you leave a big mess (we will notify you first). It is OK to leave some dirty dishes in the sink and used towels on the floor in the bathroom or in the shower, and your bed unmade, since we wash all the towels and bedding after every guest anyway.
There will be an extra $150 charged for a lost keys/change the locks fee if guest does not return all the issued keys (including to the gate) to the host upon check-out. Speaking of keys, we usually lock the front gate to the house about 9 or 10 at night and open it back up about 7 or 8 in the morning. Please bring your keys with you if you plan on leaving or coming back to the premises outside of these times, so you can open or close the gate yourself. Even though this is considered to be a relatively safe part of town, please lock your door when you leave and take your keys with you! There will be a $50 charge if you wake us up to let you into your unit if you forget the keys inside or somewhere else. Since nobody will be entering the unit except in the case of an emergency or upon your request (usually in your presence), we will not be responsible for anything belonging to you that goes missing during your visit. If you forget something in your unit when you leave, you will be responsible for any postage or shipping costs to return the item to you if you can't come pick it up yourself.
There are 3 remote controls in the studio: 1 for the air conditioner, 1 for the TV and 1 for the cable box. There will be an extra $100 charged for each remote control if guest loses, misplaces or takes one by mistake when departing and does not return it within 3 days.
Early check-in (before 3 p.m.), late check-in (after 8 p.m.) or check-out (after 11 a.m.) will incur a $20 per hour charge. If check-in will be after 8 p.m. and guest notifies the host in advance and makes arrangements for the keys as to not inconvenience the host, there will be no extra fee. When making your request, please remember that there might be other guests that are either checking out before you or checking in after you the same day. Please always ask if it is OK first.
There are little wheeled carts available in the parking area to bring in and take out your belongings or groceries, but please return them back to the front clean and empty after using them, as they are for everyone that lives in the building.
We are on septic here, so please do not pour any grease or chemicals down the drains, or flush hygiene pads, paper towels, diapers or non-flush-able wipes down the toilet.
We recycle here, so please try to keep your aluminum cans, glass or plastic bottles separate from the rest of the trash. We keep one of the large trash bins and a recycling bin in the parking area by the fence. If you are here on a Sunday night and have a lot of trash, please take it out or let us know to come and get it (no later than 9 p.m., please) as our pick-up day is usually Monday morning at 6 a.m.
Please do not burn any unattended or non-contained candles in your unit, as this poses a fire hazard and also might make your smoke detector to go off.
If you need to drop off your luggage early before check-in or pick it up later after you check out, we will store it here for you at no charge up to 24 hours. After that, storage will be $10 a day or any part thereof.
We have a reserved parking space just for our guests. It is the closest one to the house at the top of the driveway up our little hill. We will do everything possible to keep other people from parking there. However, since we run a couple businesses from the property, sometimes there are clients who might park in the guest spot by mistake or because there are no other spaces available. If you come home and notice this is the case, please park in another empty space or directly behind the host's car parked in front of the garage on the LEFT SIDE. There is always room down in the yard by the road, and you are welcome to park there, but it is not recommended because you would have to walk up the hill (unless you like that extra bit of exercise) and the driveway lights turn off after a few minutes at night. You could also just call or text me and I can get the other person to park elsewhere. When backing out of your parking space, please back up into the dirt road behind our driveway between the 2 walls (watch for any oncoming vehicles AND the walls!), then turn your car to go forward down the driveway to the road. That's the easy way. There is no need to drive backwards down the driveway to leave. That's the hard way.
To conserve energy and resources, we are asking our guests to PLEASE turn off the lights and the air conditioner if you leave the unit for more than 15 minutes. Please do not keep the windows and door open if you are running the air conditioner. Please do not keep the air conditioner running while you are absent so the room will be cool when you return (it only takes a short time to cool it down on a hot day). Please do not run the water unnecessarily. If we notice you have been gone a long time and have left the lights and air conditioner on, we reserve the right to come in and turn them off, but will notify you first by phone call or text message.
There is a stack washer and dryer available for your use behind the garage, but please don't abuse using it (like leaving your clothes in the machines for a long time after the cycle has finished or do more than 3 loads of laundry at a time), as there are other tenants or guests in the building that also might need to use the machines, especially on weekends. Please notify us when you want to do your laundry so we can turn on the switch for you. Detergent and fabric softener are located in a storage cabinet right next to the washer/dryer, that you are welcome to use. There is a hamper in the corner for your dirty laundry, that you can just lift out and roll over to the machines. No carrying of heavy laundry baskets required.
You are welcome to use the furnished gazebo and patio tables / chairs in front of the house. However, please clean up after yourself and do not leave any food scraps or drink spills or trash there that would attract ants, especially in the summer.
Your private studio is located in a residence, not a hotel with a housekeeping service, so we will not be coming in to clean your studio or change the sheets/towels during your stay. However, there are extra sheets and towels in the closet for your use, and if you run out, you can ask us for more. If you are staying here for more than a few days or weeks, we recommend that you change them and wash the old ones on a weekly basis, or we will not mind if you ask us to wash them for you. This is especially important if there are any stains so we can try to get them out before they set. If you need help changing the sheets or want a fresh comforter or duvet, please ask.
If you notice something, anything leaking, broken or malfunctioning, or you do not know how to operate it, PLEASE let us know right away so we can remedy the situation as soon as possible before it becomes a major problem. Please do not wait for the review to say that a drawer was jammed or the cabinet door fell off the hinges or the toaster did not toast, or the refrigerator was making funny noises etc. etc. etc. We are here to serve you and make your stay as trouble-free and easy as possible, and want to fix any repair or maintenance issues in a timely manner. Please let us know within an hour of moving in if there are issues that need to be addressed right away.
Now this is a repeat of what I already wrote in the listing description, but I think it bears saying again in case you missed it. These are not really rules but things I want to make you aware of because we are just outside the city limits and beginning of "the countryside":
Please do not be surprised by the occasional howl of a coyote at night or the crowing of a crazy rooster in the morning or the rare sight of a possum, tree squirrel or rat, skunk, mouse, rabbit, owl, hawk, lizard or other critter that might have decided to hang out in the neighborhood for a while. These usually do not pose any danger to you.
You might also sometimes see some sheep, goats, horses, donkeys or peacocks on other neighbor's properties (we haven't seen any lately but you never know when some will appear, especially on the huge 10 acre lot at the last intersection before our property about 4/10 of a mile away). We never hear any noises here coming from these animals.
Just like any other place in San Diego and probably the whole wide world, you might also occasionally see some ants, bees, flies, moths, mosquitoes, termites, spiders or other flying or crawling insects, but please do not be alarmed or freak out (like I do haha, and that's why we usually don't have them around here). Just let us know as soon as possible and we will remove them for you if possible. We spray the perimeter of the building on a regular basis with natural-based insect eradicators and try to keep everybody happy and safe from bites and itching. Please do not blame us if one sneaks up on you. Fortunately, we do NOT have roaches or bedbugs, so if you find some, they came in with YOU in a shopping bag or in your luggage from another location. Oh, and just in case, if a pet had come to stay with some previous guest, we will treat the unit for fleas and disinfect as a precaution before anybody else moves in. So if your pet starts scratching, it really brought the fleas from somewhere else like maybe a park or a friend's house that you may have visited.
So, in conclusion.....,
We are pretty easy-going people but please do not take advantage of this.
All things considered, you respect us and we will respect you, I promise.
We really want you to enjoy your stay with us, and will try to accommodate you within reason if there are any special needs or requests or requirements.
If anyone will have a birthday or anniversary while staying here, please let us know in advance and we might have a little treat for you.

Anna was a perfect host. The studio is comfortable with everything you need for an extended stay or just a couple nights. The reserved parking was also very nice.
Anna thought of everything. I would be very surprised if you found something else you needed in her studio apartment. It was loaded with amenities! It even had a crock pot! Seriously, it has everything you would expect and some things you didn't expect. There are two things someone might have an issue with, one of them, I had. This studio apartment is not for everyone. Especially if you are a big person. If you are of average height and weight, then you won't see this as a problem. It's small. The bed , as advertised, is a double and I found out that this just doesn't work for me. I am 6'3" and 250lbs. The bed was cozy, but small. The room is small. Again, cozy but small. the other issue would be clutter outside. Personally, I did not have an issue with this, But some people, like my brother and his wife, would have an issue with the clutter. As for hosting, Anna is top notch! She let us know she was always available and yet, she never invaded our space or privacy. The location was fantastic for us as it showed a bit of a country look, yet right outside of city access.
Anna and Kris were outstanding hosts during our month long stay in El Cajon. They both were very welcoming and ready to answer any questions we had as we were new to San Diego. The room was equipped with everything we needed for our long stay, plus more that we didn't even know we needed. I very much recommend staying with Anna and Kris, they were wonderful.
Anna is an excellent host, and her cozy apartment is perfect. Thanks again for the hospitality.

Anna and her husband couldn’t have been more attentive, pleasant and responsive to enquiries, and they’ve really thought about their guests needs when creating this pretty and functional space. The overall property is lovely with a shared deck, flower tubs and places to sit, a private parking space on the drive and easy to use entry key. It is a compact unit packed with useful essentials, and for one or two travellers it has everything you need to make a meal, get a good night’s sleep in a comfortable bed and shower in the morning. Your hosts are around if you fancy a chat but equally respectful if you prefer space. Decent wifi in the unit, TV with a good selection of channels and everything is new and clean. They’ve thought of the little things like providing a full length mirror, maximising storage space and supplying dog bowls, and they made a fuss of my dog and really welcomed him. A pleasant, cosy and economical place to stay near San Diego with lots of homely touches.
